The proposed site is a 5.42-acre parcel zoned for industrial. The project is located within the 13900 block and north side of Slover Avenue, in the city of Fontana, CA. The proposed development consists of constructing an industrial warehouse totaling 110,460sf of concrete tilt-up industrial/distribution space. The exterior tilt-up concrete wall panels are supported by perimeter spread footings and with the interior columns founded on isolated footing pads. The project includes 85 parking spaces with 8 EV stalls, 14 dock doors and 2 grade level dock doors. Building slab thickness is designed to be 6 inches with an overall building height of 38-46 feet and a clear height of 32 feet on the interior. Other improvements include concrete pavement areas, hardscape and landscaping.
